Why instructing a solicitor to provide your HIP is the best option

As you are probably aware you are now required to have a Home Information Pack (HIP) in place before you sell your property.

HIPs contain a large amount of complex, legal information and solicitors are best placed to prepare and interpret these packs.

 

A HIP will have to contain: -

  • Details of the title to the property
  • Local and water searches
  • Details of leasehold information including a copy of the lease
  • An energy certificate (EPC) carried out by a surveyor or energy assessor.

Given the importance of a HIP it is essential that you choose the correct HIP provider.

 

Essentially the HIP is a legal document that can be handled easily and efficiently by your conveyancer. Your estate agent may also offer you a HIP but instructing them to manage your HIP could cause a number of problems. For instance, if you instruct your estate agent to manage your HIP but later become dissatisfied with the service provided, it could be difficult for you to switch estate agents and another estate agent may not be happy to accept your existing agent's HIP, which will leave you with very limited options.

 

Is Our Offer Genuine

Yes. Our fees have not been increased to cover the costs of the HIP. The fees quoted are our standard costs. We are able to make this offer as we have good internal processes together with  arrangements we have with organisations that provide us with the component parts of the HIPs that allow us to make savings that enable us to pass these benefits on to our clients.

When Can You Put Your House On The Market?

As soon as you have instructed us to carry out your HIP you can start marketing your property. We will notify you and your estate agent immediately, if you are using one, that you have ordered your HIP so you can market your property that day. If you are not using an estate agent you will still need a HIP.

 

When Is The HIP Free?

Our HIPs are free when you instruct us to carry out the conveyancing and you sell your property.
